In addition to construction and remodeling, we offer a full range of design, documentation, and permitting support services for homeowners, contractors, engineers, and architects.
For many of our clients, a home is more than a project. It is a long-held vision. We work closely with homeowners to help shape that vision into a place that truly reflects how they live, from the earliest ideas through the final stages of construction. Whether refining layouts, developing architectural details, or selecting materials and finishes, we bring clarity, guidance, and practical insight to every decision along the way.
We stay involved throughout the entire process, collaborating with architects, engineers, designers, and trusted trade partners to ensure that every element comes together seamlessly. By combining thoughtful design guidance with real-world construction experience, we help uncover smart, cost-effective solutions that protect both the character of the design and the investment behind it. Our goal is not just to build a house, but to help create a home that feels intentional, well-crafted, and built to last.
Our drafting services focus on translating ideas and design concepts into clear, well-organized drawings that communicate exactly what is being proposed. We develop plans that define layouts, dimensions, assemblies, and key details in a way that is easy to understand for clients and practical for contractors to review, price, and build from. These drawings are commonly used for concept development, design coordination, and accurate quantity take-offs, helping establish scope, intent, and budget early in the process.
When drawings are used as part of the permitting process, we work collaboratively with licensed architects and engineers, preparing draft plans and background documentation to support their work. Our role is to assist with coordination, revisions, and technical clarity, helping design professionals move efficiently toward permit-ready documents while maintaining alignment between design intent and construction realities.
3D modeling allows our clients to truly see their ideas take shape before construction begins. By transforming plans and existing conditions into clear, 3D models, we help homeowners and project teams understand space, proportion, and detail in a way that drawings alone often cannot. This clarity makes design decisions easier, reduces uncertainty, and builds confidence as a project moves forward.
We develop models using ArchiCAD, Fusion 360, SketchUp, Blender, and other modern design and modeling tools, enabling us to work fluidly between building-scale design and detailed components. These models support coordination across architectural, structural, and building systems, helping identify potential conflicts early and keeping projects aligned as they move forward.
To bring these models to life, we also produce realistic renderings and walkthroughs using Twinmotion and Cineware with Redshift, allowing materials, lighting, and atmosphere to be experienced visually. In addition, we design and model custom architectural elements—such as crawlspace vents, window shutters, and other specialty details—and can create physical prototypes through 3D printing when needed. This hands-on process allows details to be reviewed, refined, and validated before fabrication, ensuring custom elements feel right, fit properly, and integrate seamlessly into the overall design.
We support projects through the permitting process by assembling complete permit packages, coordinating with reviewing agencies, and managing responses to plan review comments. Our experience spans the City of Coral Gables, the City of Miami, unincorporated Miami-Dade County, and other South Florida municipalities, each with its own procedures, standards, and review culture. By understanding these local requirements and workflows, we help keep applications moving efficiently and reduce delays caused by incomplete or unclear submittals.
We are licensed and insured, and prepared to pull permits for public and right-of-way work, including driveways, sidewalks, and related improvements. We are also certified to prepare Maintenance of Traffic (MOT) plans for right-of-way closures and coordinate associated approvals. Working closely with architects, engineers, consultants, and municipal reviewers, we help navigate revisions, resubmittals, and agency coordination with the goal of achieving timely approvals while keeping projects aligned with construction realities.
We have successfully completed multiple projects involving significant historical violations, working closely with historical boards to bring properties back into compliance. Our experience includes custom historical reconstruction—design and fabrication—of exterior components such as siding, crawlspace vents, and jalousie windows, when original elements had been altered or lost over time. In recognition of this work, one of our historical restoration projects received a prestigious award. We do our best to collaborate with historical authorities to either identify appropriate modern replacements or custom-design and fabricate historically accurate components that meet both compliance and performance requirements.
By combining design coordination, technical documentation, permitting knowledge, and hands-on construction expertise, we help streamline approvals, reduce revisions, and move complex projects forward with confidence.
Whether you are a homeowner navigating historical review or a design professional seeking a construction-focused partner, we offer comprehensive construction-related services under one roof.
