3D Modeling & Visualization

3D modeling lets clients truly see their ideas take shape before construction begins. By turning plans and existing conditions into clear models, we help homeowners and project teams understand space, proportion, and detail in a way drawings alone can't, making decisions easier and building confidence.

We produce realistic renderings and walkthroughs, and design custom architectural elements like crawlspace vents, window shutters, and specialty details, with physical prototypes via 3D printing when needed, so details are validated before fabrication.

Drafting & Plan Preparation

We translate ideas and concepts into clear, well-organized drawings that communicate exactly what's proposed: layouts, dimensions, assemblies, and key details that clients can understand and contractors can price and build from. They support concept development, design coordination, and accurate quantity take-offs early on.

When drawings feed the permitting process, we work alongside licensed architects and engineers, preparing draft plans and background documentation to support their work: coordination, revisions, and technical clarity that keep design intent aligned with construction realities.

In-House Engineering

Having a licensed Professional Engineer on the team means the engineering a permit set calls for is prepared in-house rather than sent out. We put together the calculations and supporting documentation a residential project needs, and keep them aligned with the design as it develops.

The bigger advantage shows up during plan review. When an examiner returns comments, we handle the revisions ourselves instead of waiting on an outside engineer's schedule, one of the most common sources of permit delay. We also prepare the Maintenance of Traffic (MOT) plans required when work reaches into the public right-of-way, to the standards public-works permitting expects.

Permit Support & Expediting

We move projects through permitting by assembling complete permit packages, coordinating with reviewing agencies, and managing responses to plan-review comments. Our experience spans Coral Gables, the City of Miami, unincorporated Miami-Dade County, and other South Florida municipalities, each with its own procedures and review culture.

Licensed and insured, we also handle permits for work in the public right-of-way, such as residential driveway and sidewalk repairs, including the traffic-control requirements that come with a lane or road closure.

Historical & Zoning Compliance

We've completed multiple projects involving significant historical violations, working closely with historical boards to bring properties back into compliance. Our work includes custom historical reconstruction: designing and fabricating exterior components like siding, crawlspace vents, and jalousie windows when original elements had been altered or lost.

In recognition of this work, one of our historical restoration projects received a prestigious award. We collaborate with historical authorities to identify appropriate modern replacements or custom-fabricate historically accurate components that meet both compliance and performance.
